As a rule of thumb for modest scale developments, we would suggest you allow the following timescales for your applications;
Site visit, take brief and obtain OS survey data 1 week
Prepare outline scheme for client approval 2 weeks
Scheme revisions and preparation of detailed planning application drawings 2 weeks
Local Authority validation period 1 – 2 weeks
Local Authority determination period 8 – 13 weeks
Total 14 – 20 weeks
(Please note that these timescales are a guide and may vary depending on circumstances)
It is important to remember that the local authority will only validate your application if it contains all the information required for them to make their decision. The type and number of reports required to validate an application will differ from site to site. For example, if your site is close to a natural pond you may need to submit an ecological report, if you intend to remove trees then a tree survey may be required. The type and number of reports required to validate your application will therefore need to be factored into the timescales provided together with the scale and complexity of your project.
